Best Realtor vs Right Realtor: 12 Questions to Ask Before You Hire One in Oakville, Mississauga or Brampton

Search results say "best realtor". What you need is the right one for your purchase. Twelve questions that sort them out in one conversation.

The right realtor is the one whose skills fit your purchase, and you can find out in one conversation by asking the right questions. Search engines will show you lists of the "best realtor in Oakville" or "top realtor in Mississauga", but those lists rarely explain how anyone was ranked. In Ontario, real estate advertising rules also stop agents from making claims like "best" or "number one" that cannot be verified.

So skip the titles. Ask these 12 questions instead, and pay attention to how specific the answers are.

Why "Best" Depends on the Purchase

Oakville, Mississauga and Brampton sit side by side, but the new home markets are very different:

  • Oakville new builds are mostly freehold homes in North Oakville, between Dundas Street and Highway 407, plus condos and towns near the GO stations in the south. The project explorer tracks 11 Oakville communities.
  • Mississauga new construction is mostly condos and stacked townhomes near Square One, the Hurontario LRT and the waterfront. The explorer tracks 5 Mississauga communities.
  • Brampton is mainly freehold townhomes and detached homes in the northwest, many with separate entrances. The explorer tracks 16 Brampton communities.

A condo in Mississauga comes with a 10-day cooling-off period, interim occupancy and condo fees. A freehold home in Oakville or Brampton has no cooling-off period at all. The right agent for one is not always the right agent for the other.

Questions About Credentials and Track Record

1. Are you registered with RECO, and under what name? Every agent trading in real estate in Ontario must be registered. Check the answer on RECO's public register yourself.

2. Can I read your reviews in full? Star averages hide the detail. Full reviews tell you what the agent actually did: explained the process, attended the inspection, answered at night, or disappeared after signing.

3. What kinds of purchases do you usually help with? Listen for a clear answer. An agent who mostly lists resale homes may be less familiar with builder agreements.

4. How do you review a builder's Agreement of Purchase and Sale? A strong answer mentions schedules, the Tarion addendum, closing date extensions and development charge caps.

5. Who reviews the agreement legally, and when? For a condo, the lawyer review should happen inside the 10-day cooling-off period. For freehold, before signing or under a condition.

6. What happens if the builder extends my closing date? You want an agent who knows what the agreement and the Tarion addendum allow, and what compensation, if any, applies.

Questions About Money

7. How are you paid, and will it be in writing? Ontario requires a written buyer representation agreement. On new construction, builders typically pay the buyer's agent's commission, so representation usually costs the buyer nothing. Confirm this for your project.

8. How will you help me plan deposits and closing costs? Good agents map every payment before you sign. Ask them to walk through a deposit schedule with you.

9. Which rebates can I get? For eligible first-time buyers of a new home, the 2026 HST relief can return up to 13% on the first $1,000,000, tapering to nil at $1,500,000. Ontario also refunds up to $4,000 of land transfer tax for first-time buyers. An agent should know how these apply to your price.

10. Will I still qualify when the home closes? You qualify again at closing, at that day's rates and with your income at that time. An agent should raise this, not wait for you to ask.

11. How will we stay in touch until closing? Pre-construction can take years. Ask how often you will hear from them and how fast they reply.

12. What happens if I need to sell before closing? Ask whether they help with assignment sales and how they check the builder's assignment clause and fees.

How to Score the Answers

You do not need a spreadsheet, but it helps to compare agents the same way. After each conversation, note three things:

  • Specific or general? "I check the closing date extension clause and the Tarion addendum" is specific. "I'll take care of everything" is not.
  • Did they ask about you? A good agent asks about your income, timeline, family and plans before recommending a project.
  • Did they mention a risk? If every project sounded perfect, you heard a sales pitch.

The agent who scores well on all three is usually the right one, whatever the search results call them.
