Some builders publish prices after the HST rebate and some before, so each community above shows its own basis. A community's starting price is usually its smallest home. Lot width, garage type and what is included change the price more than the model name does.
Where New Homes Are Being Built in Toronto
New construction in Toronto is mostly condos. New townhomes and detached homes are infill on former commercial or institutional sites, in small numbers, and often sell as final phases with quick closings.

What a New House in Toronto Costs Beyond the Price
- Deposits. Builders usually ask for 10 to 20 percent over the first year or two. Map yours with the deposit schedule tool.
- The $130,000 HST rebate. See if you qualify and what it does to your price.
- Closing costs. Land transfer tax, legal fees and builder adjustments are due at closing. Total them with the closing costs calculator.
- The mortgage at closing. You qualify again at closing, at the rates of that day. Test it with the closing day readiness check.

Do I need a realtor to buy a new home from a builder in Toronto?
You do not have to use one, but the sales office works for the builder. Builders typically pay the buyer's agent's commission on new construction, so representation usually costs the buyer nothing; confirm this for your project before you sign. Register your own agent on or before your first visit, because many builders only recognise an agent who is there at first contact.
Is there a cooling-off period on a new home in Toronto?
Only on new condos, which have 10 days under the Condominium Act. Freehold homes have no cooling-off period, so have the agreement reviewed before you sign.
