  • Townhomes. 20 communities, starting prices from $700,000.
  • Detached homes. 12 communities, published detached prices from $1,200,000.
  • Condos and stacked towns. 9 communities, starting prices from $700,000.

Where New Homes Are Being Built in Vaughan

Vaughan is two markets. Condo towers are rising in the Vaughan Metropolitan Centre by the subway, while Kleinburg, Woodbridge, Maple and the blocks north of Major Mackenzie Drive are building freehold townhomes and detached homes.

For neighbourhoods, commute and local contract points, read the Vaughan buyer guide.

What a New House in Vaughan Costs Beyond the Price

  • Deposits. Builders usually ask for 10 to 20 percent over the first year or two. Map yours with the deposit schedule tool.
  • The $130,000 HST rebate. See if you qualify and what it does to your price.
  • Closing costs. Land transfer tax, legal fees and builder adjustments are due at closing. Total them with the closing costs calculator.
  • The mortgage at closing. You qualify again at closing, at the rates of that day. Test it with the closing day readiness check.

Questions Buyers Ask

How many pre-construction projects are there in Vaughan?

Dream Villa currently tracks 33 new-home communities in Vaughan: 14 selling now and 19 launching soon. The list changes as builders release and sell out phases.

What is the starting price of a new build in Vaughan?

The lowest published starting price on our Vaughan list today is $700,000. Prices change with each release, and some builders have not published prices yet. Ask for the current price list before you compare.

Are there move-in ready new homes in Vaughan?

Yes. 4 of the 33 communities on our Vaughan list have move-in ready or quick-closing homes today.

Which builders are selling new homes in Vaughan?

Builder and community names are not shown on the public list. They are sent with the current price list, floor plans and site plan when you ask on any community.

Do I need a realtor to buy a new home from a builder in Vaughan?

You do not have to use one, but the sales office works for the builder. Builders typically pay the buyer's agent's commission on new construction, so representation usually costs the buyer nothing; confirm this for your project before you sign. Register your own agent on or before your first visit, because many builders only recognise an agent who is there at first contact.

Is there a cooling-off period on a new home in Vaughan?

Only on new condos, which have 10 days under the Condominium Act. Freehold homes have no cooling-off period, so have the agreement reviewed before you sign.
