Two Markets in One City
The Vaughan Metropolitan Centre, around the Line 1 subway terminus, is a growing downtown of condo towers. Buyers there are often first-time owners or investors who value the subway link.
North and west, Kleinburg, Woodbridge, Maple and the newer blocks north of Major Mackenzie Drive are building freehold townhomes and detached homes, often larger and on bigger lots than in Brampton or Milton. See what is launching in the York project list.
The two markets attract different budgets and different contracts, so it pays to decide early which one fits. A VMC condo may suit a single professional or an investor, while a growing family usually needs the space of a freehold home further north.
Highways, Subway and GO
Highway 400 runs through the middle of Vaughan, Highway 407 crosses it, and Highway 427 now extends north toward Kleinburg. The Barrie GO line stops at Rutherford and Maple, and Line 1 runs from VMC to downtown Toronto.

Freehold Versus Condo Contracts
The paperwork differs depending on which Vaughan you buy in:
- VMC condos come with a 10-day cooling-off period, interim occupancy and condo fees. Estimate the occupancy period with the occupancy fee estimator.
- Freehold homes have no cooling-off period, so the lawyer review should happen before signing or under a condition.

Kleinburg has a village core, heritage streets and newer estate-style communities around it, and appeals to buyers who want space and quiet. Woodbridge is established, with shops and services along Highway 7 and good access to Highways 400 and 427. Maple sits near the Maple GO station and the hospital on Major Mackenzie Drive, which suits families who want transit and services close by.
Newer growth areas north of Major Mackenzie are further from existing services at first, and fill in over several years. Ask what is planned for your block and when.
