How to Compare New Homes Between Cities
The same budget buys different homes in different cities, so compare on four things, not on the brochure:
- Lot and home type. A 20 ft townhome and a 36 ft detached home are different purchases even at similar prices.
- What the price includes. Some prices are shown after the $130,000 HST rebate and some before. See if you qualify.
- Closing date. A later closing means you qualify for the mortgage later, at the rates of that day.
- Cost to carry. Property tax, fees and commute change the monthly number. The Property Analyzer puts them side by side.

Questions Buyers Ask
Where are new homes being built in the GTA?
Most new freehold homes are on the edges of the built-up area: North Oakville and Milton in Halton, northwest Brampton and Caledon in Peel, the north and east of Markham and the blocks north of Major Mackenzie Drive in York, and Whitby and north Oshawa in Durham. Toronto, Mississauga and Burlington build mostly condos.
What is the difference between a new build and a pre-construction home?
A pre-construction home is sold before it is built, so you sign an agreement, pay deposits over time and close months or years later. A new build can also be a finished or nearly finished home the builder still owns, which closes in weeks. Both are bought from the builder and both are covered by the Tarion warranty.
Do new homes in Ontario come with a warranty?
Yes. New Ontario homes are covered by the Tarion warranty: one year for workmanship and materials, two years for items like water penetration and building systems, and seven years for major structural defects.
Does it cost anything to use a realtor for a new home?
Usually not. Builders typically pay the buyer's agent's commission on new construction, so representation usually costs the buyer nothing; confirm this for your project before you sign.
Can I see prices for these communities?
Yes. Published starting prices are shown on each city page and in the project explorer. The full price list, floor plans and site plan come with the builder and community named when you ask.
